Bond
This needs to be paid before the tenancy begins. In some cases we can accept a bond transfer from a previous tenancy
Putting your stuff in before your tenancy starts
unfortunately this is not permitted as should your belongings were to get damaged or stolen then neither yours nor the landlord’s insurance would cover this
Entry report
We endeavour to cover all items needed to be listed in the report. If you think something has been missed, please let us know as soon as possible
The landlord wants to sell?
All landlords have the right to sell their property, however, you have some rights also regarding viewings, photos and open homes. Best practice is to agree upon dates and times with the sales agent, if the agent should want an extra viewing out of this schedule they must give you 48 hours notice.
Help at vacate time
When moving out of a property, tenants have a few obligations they must meet. These include returning the property in a reasonably clean & tidy condition, while all keys must also be handed over.
Areas most often missed in final clean are – skirting boards, switches, lampshades, around the stove & cobwebs
Your last day of tenancy is the last day you have to finish off at the property. Occasionally you have to return for a missed or forgotten item. This can incur an additional day of rent being charged.
Exit inspections are not conducted on weekends or public holidays. To speed up the process book a pre-vacate inspection to help highlight any areas needing attention
Finally, it’s never a good idea to hold onto your last rent payment for the bond to cover. This is reflected in rental references and is a breach of the Tenancies Act
